The 1 September 2026 snapshot
On Emlakjet's Gümüşdere page on 1 September 2026 there were NO homes for sale; the search returned zero results. The market panel on the same page gave an average price of 16,696,944 TL, an average of 131,472 TL per square metre, an average rent of 49,360 TL, a payback period of 25 years and a yield of 4.08 per cent. Panel figures are calculated from the source's historical dataset rather than from homes currently listed, so it shows a number even when the listing count is zero.
What the earlier version got wrong
This page previously said "the average home price is 28,460,817 TL" without naming a source; the text only referred to "the same source". Today the same panel shows an average of 16,696,944 TL. The per-square-metre figure (128,655 against 131,472) and the payback period (26 years against 25) are close, so the numbers were most likely taken from this source; but the gap in the average price is large. When a figure carries no source and no date, there is no way to know how stale it has become.
What a price means in a neighbourhood with no listings
Little. The panel may show a number, but there was nothing to buy that day. The practical conclusion for anyone searching in Gümüşdere: supply appears seasonally, you have to move quickly when it does, and the price is set by the characteristics of that single listing rather than by an average.

What to check in Gümüşdere
- Land and field listings appear more often than homes; confirm zoning
status, the building registration certificate and road frontage with the municipality.
- Infrastructure varies plot by plot in the coastal villages; ask about
water, electricity and drainage connections on site.
- Coastal legislation restricts building along the shore; find out where
the shoreline boundary runs before the title deed.
- Track neighbouring Kısırkaya and Kumköy at the same time; supply is thin in
all three.
