The two sources agree closely on the middle of the market, which is what makes the figure usable. The spread is wide because Zekeriyakoy holds both small apartments and large detached villas.

188 villas in five types plus row houses and duplexes. The two sources differ on the second group: Sabah (2010, planning stage) lists 71 row houses for 259 homes in total; Gayrimenkul Haber lists 85 units in 16 types. Unit sizes run from about 157 to 696 m² (Sabah gives 170 to 700 m²).

What are Ormanada villa prices in 2026?

I do not publish a price band for this estate because I have not measured one from two independent sources. For the wider Zekeriyaköy area my 24 August 2026 reading was: Emlakjet 15 listings from 17.5 to 305 million TL (mean 35.5 million); Kali portfolio 16 listings from 15 to 190 million TL (median 35 million). These are asking prices, not sale prices.

What amenities does Ormanada have?

Are there rentals available at Ormanada?

Rental villas do come up inside the estate. I have no Ormanada-specific rent measurement; in Emlakjet's Sarıyer rental villa list of 5 September 2026, four villas were asking 125,000 to 280,000 TL a month. Tell me the size you need and I will send the current options in writing.
