Frequently Asked Questions

Can a foreign national obtain a mortgage in Türkiye?
Yes. Turkish banks lend to foreign nationals at 50-60% loan-to-value over five to ten years, usually at a higher rate than for residents. Most investors pursuing citizenship pay in cash.
What is needed to apply?
Payslips for the last three months, a tax certificate where applicable, identification, proof of address, a credit score (a Findeks score of 1500 or above is advisable) and a deposit of 20-50%. A bank valuation is required at the title transfer.
What share of income should the monthly payment be?
Banks generally cap the payment at 35% of gross monthly income. Thirty per cent is a safer target.
Which term makes most sense?
A short term of five to ten years minimises total interest but raises the monthly payment. A long term of fifteen to twenty years lowers the payment but multiplies the total cost. Ten to twelve years is usually the best balance.
