Property Valuation and CMA
Before you sell, buy or let: a realistic valuation report.
A comparative market analysis (CMA) establishes the true market value of your property from comparable sales, competing active listings and district trends. Mispricing is the most expensive mistake for both sides: it costs sellers time and perceived value, and costs buyers an overpayment. Drawing on my monthly price index for Zekeriyaköy and an archive of closing data, I produce a valuation range that is more current and closer to the market than a bank appraisal. The first CMA report is free of charge.

Frequently Asked Questions
- What is the difference between a CMA and a bank appraisal?
- An appraisal targets the official minimum value for loan collateral; a CMA reflects what the market is actually paying today. Use a CMA for sale decisions and an appraisal for lending.
- Is the CMA report genuinely free?
- Yes. The first report is free and carries no obligation. The purpose is to align price expectations with the market.
- How long does the report take?
- Typically two to three working days after the property details and an on-site viewing.
