The measurement
On 1 September 2026 we measured two independent sources. Emlakjet listed 13 rentals in Zekeriyaköy: 55,000 TL to 280,000 TL, averaging 112,929 TL, or 739 TL per square metre per month. Our own portfolio also held 13 rentals: 75,000 TL to 350,000 TL, with a median of 135,000 TL. These are asking rents, not signed leases; the sample is small and rental supply turns over quickly.
The two sources differ at the lower end (55,000 against 75,000 TL) because our own portfolio is villa-weighted, while smaller apartments are better represented on Emlakjet. At the upper end they sit close together: 280,000 and 350,000 TL.
What the earlier version got wrong
This page previously said rents ran "from 120,000 TL to 450,000 TL per month, averaging 173,892 TL, or 555 TL per square metre", with no source named for any of it. Today's measurement contradicts both figures: the ceiling is not 450,000 but 280,000 to 350,000 TL across the two sources. You only find out that an unsourced number is wrong by measuring it, which is why every figure now carries its source and its date.
We do not publish bands by room type
We have no two-source measurement broken down by room type, and a sample of 13 listings is too small to derive one. For current options and exact figures see the live rental listings; each carries its own rent, room type and floor area.
What to check in the lease
- The deposit is usually one to three months' rent; put the amount asked for in
writing in the contract.
- Make it explicit who pays the service charge, itemised for gated communities.
- For the increase period and rate, follow the legislation in force; a rate
written into a contract cannot exceed the statutory limit.
- Sign the fixtures list together with photographs.
