Zekeriyaköy villa sale prices: the measured range
On 24 August 2026 we measured two independent sources: Emlakjet listed 15 properties between 17.5 million and 305 million TL, averaging 35.5 million TL; our own portfolio held 16 listings between 15 million and 190 million TL, with a median of 35 million TL. These are asking prices, not recorded sale values. The two sources land close together in the middle of the market, and that agreement is what makes the figure usable.
The range is wide because Zekeriyaköy holds both small apartments and large detached villas. There is no single "villa price".
Why we do not publish segment bands
An earlier version of this page gave separate bands for semi-detached villas, detached villas and the ultra-luxury tier, and derived a price per square metre from them. None of those figures carried a source.
We have no two-source measurement at segment level. Publishing a band we have not measured presents an estimate as if it were a measurement, and in Türkiye's inflation environment that estimate quietly becomes wrong within months.
What we show instead is what can be verified:
- The two-source district measurement above.
- Live listings for sale for segment and per-square-metre detail.
Each listing carries its own price, room type and floor area, updated daily.
- The Zekeriyaköy price index for the
year-by-year series per square metre.
We do not publish an annual appreciation rate either
The earlier version stated an average annual appreciation of 18-22 per cent. That rate was never measured and read as a forward-looking promise. Nobody can know future property returns; for the historical series, see the sourced table on the price index page.
The Turkish version of this page says exactly the same thing. If the two ever disagree, the Turkish page is the one that was measured first.
