The 1 September 2026 snapshot
On Emlakjet's Demirciköy page on 1 September 2026 there were only 2 homes for sale, both 5+1 and 300 m², priced at 39,500,000 TL and 40,000,000 TL. The market panel on the same page gave an average price of 51,327,744 TL, an average of 133,908 TL per square metre, an average rent of 173,160 TL and a payback period of 21 years. The panel average is calculated from the source's wider dataset, not from the two homes listed that day, which is why the two figures do not agree; both are given as they stand.
How much to trust this figure
Not much. Stating an "average price" against a supply of two listings is misleading, and a single luxury listing entering the market moves it sharply. We therefore publish no band of our own for Demirciköy; the figures above are what Emlakjet showed on the day, not our measurement.
We also have no second independent source: our own portfolio currently holds no Demirciköy listing. We publish a two-source measurement for Zekeriyaköy; the reason we do not do so here is that.
What the earlier version got wrong
This page previously said "the highest listing is 249,000,000 TL", with no source named. On 1 September 2026 the highest home for sale in Demirciköy on Emlakjet was 40,000,000 TL. That 249 million listing is no longer on the market; a figure published without its source and date turns quietly into misinformation as supply changes.
What to check in Demirciköy
- Supply is very tight. Waiting in a neighbourhood with two listings can
be costly; track neighbouring Uskumruköy and Zekeriyaköy at the same time.
- Infrastructure and zoning vary plot by plot. Confirm the building
registration certificate, zoning status and road frontage with the municipality before the title deed.
