We do not publish a separate band for pool villas
An earlier version of this page gave separate bands for villas with pools (25-55M TL in gated communities, 40-90M TL detached, 90-132M TL ultra-luxury) and derived a price per square metre from them. None of those figures carried a source.
We have no two-source measurement broken down by the presence of a pool. Publishing an unmeasured band presents an estimate as if it were a measurement.
The one range we did measure
On 24 August 2026 we measured two independent sources: Emlakjet listed 15 properties between 17.5 million and 305 million TL, averaging 35.5 million TL; our own portfolio held 16 listings between 15 million and 190 million TL, with a median of 35 million TL. These are asking prices, not recorded sale values.
The range is wide because Zekeriyaköy holds both small apartments and large detached villas.

What a pool adds to value
We have no measured figure for how much a pool adds to a villa's value, so we publish no percentage. A pool also carries maintenance and running costs; ask about the service charge and the winter shutdown arrangement before buying.
